So enjoyed our 4 night stay here, came for son's wedding and location was brilliant for metro/buses or walking into the centre and good local restaurants nearby.Room clean...ours was a small double but we did know that at booking and no others available for the dates.Quiet and well appointed. Breakfast freshly cooked and good service...server was so welcoming. Forgot free parking too!!!

James and his staff were very welcoming.Our room was comfortable and clean. Plenty of hot water in the shower and bathroom very clean. We had a very pleasant stay and would stay here again if we visit Edinburgh.Bus route on the doorstep, making it very quick and easy to get into the city.

This B&B was the perfect spot for us. Very close to the train/tram station so it’s close but far enough away from the hustle. Our room was quaint and had everything described. The breakfast was ur classic full Scottish breakfast and was filling & delicious.Extremely clean as well, highly recommend this place to all.

We stayed three nights in Ashogrove House and enjoyed the nice room, the view, and the comfortable bed. The daily cleaning were in top and the breakfast very good with nice variations of cereal and soured products. We highly recommend Ashgrove House and will love to come back.

Close to Haymarket Tram and trains - Rating 5/5
The location is great for Rugby Fans, Edinburgh tourists, and travelers that need convenient walkable train, bus or tram connections. There's a small carpark and the breakfast is great. The proprietor packed us a takeawaay breakfast when we had to leave early one morning.

preiswerte Unterkunft, von wo man die Innenstadt zu Fuss erkunden kannDas kleine Doppelzimmer ist tatsächlich recht klein, so dass wir wenig Bewegungsfreiheit hatten.Das Miteinander mit den Gastgebern haben wir in anderen B&Bs schon herzlicher und persönlicher empfunden, war aber okay. Das Frühstück war gut, die Auswahl jedoch überschaubar.Insgesamt empfehlenswert.

Have stayed here before and can highly recommend a stay here!!!! A great start to the day is the full english breakfast. The room we stayed in was spotless and had recently been refurbished. there is a small car park, but we just leave the car there and use the great bus service or walk !!!. the hotel is within easy reach of all activiites.Can't fault the host-nothing was too much trouble for James. Will be staying there again next year-but need to book early !!

If you are looking for a quiet hotel that is close to the city but not in the hussle bussle of city life then Ashgrove is perfectly situated. It ison the direct bus route from the airport and into the city and has bus stops practically outside. All staff are friendly and helpful even getting in a vegetarian opition for breakfast without being asked when they found I was vegetarian. The hotel is clean and tidy and any issue is dealt with quickly and without drama. I would recommend this hotel without hesitation to anyone going to Edinburgh.

This hotel is located just outside the city centre, about 25 minutes walk to the centre. Our room was really nice and the owners made us very welcome, we also had a great cooked breakfast each morning. Very covid safe too.

Just back from a lovely 2 night stay at this lovely B & B.The rooms were large and comfortable, with everything you will need.The full breakfast was very tasty and, came with toast, jam and lovely filtered coffee.The owners are very welcoming and cannot do enough for you,We would recommend to anyone visiting Edinburgh.

This is the third time I have stayed here but the first with my wife and son. We all enjoyed the stay, the lovely staff and great breakfast. There is an old world charm about the place that you don't get in a modern hotel. Thank you again.

Die Altstadt ist gut zu Fuß erreichen. Es gibt Restaurants und Pubs in der Nähe. Sehr freundliche Hausleute, alle sauber. Großer Parkplatz vorhanden.

The accommodation is very convenient for walking into town . And parking on site very helpful people breakfast was very nice. It was all clean. Just the room was a bit small I know it was advised as small but I suppose Edinburgh has a limit on availability

Stayed here recently for one night as part of our trip to Scotland. Our stay was perfect in every way, from the welcoming, polite yet discreet host, to the beautifully decorated rooms and house, the location was ideal for us and we were easily able to take a bus to and from the city as the house is located on the main road and only a minute's walk from the bus stop. Our room was very clean and comfortable and our ensuite was small but perfectly usable.The only criticism I have is that there was no vegetarian option available at breakfast - but this was not a big problem as there was a good variety of continental breakfast items available on the buffet. Would definitely stay again if we return to Edinburgh in the future.

We had a great stay. The room and bathroom were very nice and very clean; the beds were comfortable, there was a kettle in the room and the free wifi was great. The owners are very sweet people. Breakfast was fabulous. Highly recommended!

Friendly warm welcome by host on arrivalSuper warm ,very clean bedroom & shower room,in fact it was spotless,breakfast was in a spotless,clean breakfast room,Had choice of cereals,fruit juice,fruit,tea,coffee etc & a cooked breakfast.I had scrambled eggs 1 morning & it was the best ive tasted.Super warm,clean B&B & a lovely breakfastLovely warm friendly staffwould highly recommend Ashgrove house b&bGood location with free parking, frequent public transport outside,close enough to walk to centre.Excellent value for money.

I had a wonderful stay at Ashgrove House, the rooms were clean and tidy. The bathroom in the room i was staying in could do with a refresh but it was pefectly adequate. The hot water to the sink after a shower was a challenge.The breakfasts were well cooked and the dining room was a delightful setting to start the day, nothing was to much trouble.The hotel was within walking distance of Waverley and only 5 minutes from Haymarket Station and Tram stop with regular busses to the town centre from outside the hotel.I would definitely stay here again and recomend to others.

La habitación era muy agradable al igual que el personal...muy recomendable!!!Está un tanto distante de las atracciones del centro de Edimburgo pero bien vale la pena; además si no quieres caminar el tranvÃa allà es mucho mas económico que en Londres, sale 1,60Libras y puedes comprar con monedas (no da vuelto).El desayuno es ingles (todo homemake) y te atienden muy cálidamente (en especial un srta de rasgos orientales).

This is our second stay at the Ashgrove House Hotel in the last 2-years.Good proximity to city center, about a 15 minute walk to the Castle and Prince Street.Good parking, older but clean B&B, accommodating and flexible staff.Very clean rooms and bathrooms.Good breakfast with cereal, fruit, yogurt and cooked breakfast options.Friendly staff.Would definitely staff again.

Charming friendly house - Rating 4/5
This is a typical Victorian house sensibly converted to B&B, lying along the main Glasgow road,close to town and nearby facilities and Murrayfield Stadium.The househas wide corridors and high ceilings with period features including quintessential British plumbing which give a sense of calm although the decor is a little tired. Ours was jolly warm with a comfortable bed but the glazing was in need of replacement ad it was draughty and dripped with condensation. Rooms at the front have impressive views of the gothic Victorian Donaldson College but are exposed to more road noise than those to the rear. Breakfast is freshly cooked to order and simply excellent.This is a good place to stay at a competitive price which deserves a solid 4 star rating. With redecoration and better windows to cut down on noise and condensation we might give it 5 stars

Clean, quiet and good standard rooms, fantastic breakfast and friendly hosts. Free parking. Extremely reachable from Edinburgh Airport by Airlink 100. Bus stop is very near. To Princess Street takes about 15 minutes slow walk.

Very Comfortable Stay - Rating 5/5
We have stayed at the Ashgrove several times before.It is handy for Murrayfield, the usual reason we have for visiting Edinburgh. The Ashgrove is well served by buses to get you round the city and is close to the tram route.Haymarket station is a few minutes walk away.We received a warm welcome when we arrived and at breakfast each morning.Our room was large and light with everything we required during our stay.The bed was very comfortable.There was a good choice of items at breakfast, for both a continental or cooked one, as you desired.We had no problems with our accommodation at the Ashgrove House Hotel and intend staying there again in the future.

As always, we found a warm welcome at the Ashgrove.The staff are friendly and helpful. Its position, with easy access to buses into the centre, convenience for Haymarket Station for trains or access to the Airport tram link, and car-parking, makes it ideal whichever mode of transport used.We really enjoyed our stay (again) and have already booked for next year.

We stayed at the hotel during the weekend of Storm Desmond. It was an ideal base for us to explore central Edinburgh. The room was clean and comfortable. The breakfast was freshly cooked and delicious. A very good place to stay if you are looking for value for money.

I don't know why this is only rated 3 stars. It's a very nice little B&B, located only about 25 minutes walk from the city centre. Frequent buses right outside reduce travel times to 5-10 minutes.The place is clean, the rooms tidy and full of everything you need, everything works as it should, rooms warm and beds cosy, staff very polite and pleasant, breakfast is filling, and there's even plenty of car parking space... what else is there to ask for? Maybe a cheaper rate, but after all this is Edinburgh.

Das Hotel ist sehr gut gelegen. Man kann zu Fuss in die Stadt und man ist auch sehr schnell am Flughafen.Die Zimmer sind sehr grosszügig und sauber.Der Owner war sehr flexibel. Da wir schon sehr früh an den Flughafen mussten, hat er uns ein warmes Frühstück vor dem offiziellen Termin serviert und gab uns gute Tipps.Wir können das Ashgrove weiterempfehlen.

A very clean and comfortable room in a beautiful house.James was a gracious and helpful host.We had forgotten our adapters, and James let us use his own and gave us directions to the nearest store.Breakfast service was very good.Great location.Highly recommend!
